Welcome to Italian Luxury Holiday House, a brand used by Angelo Bettoli for managing holiday rentals in Lanzarote. Please read these Terms and Conditions carefully, as they govern the contractual relationship between you ("the Guest") and Italian Luxury Holiday House ("the Service Provider", "we", "our") regarding the booking and use of accommodations for short-term stays.

1. Subject of the Agreement

This agreement governs the short-term rental of one or more properties offered by Italian Luxury Holiday House. The properties are fully furnished and equipped, and rented for the period and price specified in the booking confirmation.

2. Booking and Payment Terms

The Guest can choose between two types of rates:

  • Non-Refundable Rate
  • Standard (Refundable) Rate

Non-Refundable Rate: The booking is considered confirmed upon receipt of 100% of the total amount due.

Standard (Refundable) Rate: The booking is considered confirmed once the credit card pre-authorization has been successfully completed for the agreed amount as indicated in the booking confirmation.

The Service Provider reserves the right to cancel the booking if the pre-authorization is not successfully finalized within the communicated timeframe.

3. Cancellation Policy

Non-Refundable Rate: No refunds will be issued. Modifications or cancellations are not allowed.

Standard (Refundable) Rate: The Guest may cancel the reservation free of charge up to 30 days before the scheduled check-in date. In case of cancellation made less than 30 days before check-in, the total amount of the stay may be charged.

4. Check-in and Check-out

Check-in: from 3:00 PM
Check-out: by 10:00 AM

Any other schedule must be agreed upon in advance and may incur an additional charge.

5. Use of the Property

The property is intended exclusively for tourist use. The Guest agrees to:

  • Not sublet or transfer the accommodation to third parties
  • Use the property with care and respect
  • Comply with community rules and maintain peaceful relations with neighbors
  • Not exceed the maximum number of guests stated in the booking
  • No parties are allowed

6. Security Deposit

A security deposit may be required as specified in the booking confirmation. It will be refunded within 7 days after check-out, unless damages or missing items are found.

7. Liability

Italian Luxury Holiday House is not liable for:

  • Damages or losses caused by force majeure, technical failures, or interruptions beyond our control
  • Lost, damaged, or stolen personal items inside the property

The Guest is responsible for any damage caused to the property or its contents during the stay.

8. Privacy

All personal data collected will be processed in compliance with Regulation (EU) 2016/679 (GDPR) and applicable data protection laws. For more information, please refer to our Privacy Policy.

9. Applicable Law and Jurisdiction

This agreement is governed by Spanish law. Any dispute shall be submitted to the exclusive jurisdiction of the court where the property is located, unless otherwise agreed by the parties.
